The subject is within an unincorporated area of Galveston County. Galveston County does not enforce
a zoning ordinance. Virtually any use of the tract is legally permissible. However, the tract is wholly
within FEMA Flood Zone VE. Building codes within this designation area require any development to
be above the base flood elevation (BFE). The BFE for the subject is indicated to be 13 feet.
There are no other known easements, encroachments, covenants or other use restrictions that would
unduly limit or impede development.
The subject site is located along the northwest line of State Highway 87. State Highway 87 is the
primary roadway in Crystal Beach and the only roadway to run the length of Bolivar Peninsula. Land
uses along State Highway 87 consist primarily of commercial and special purpose uses serving the
surrounding residential and vacation homes.
